Franchise Sales System

The CENTURY 21^® System is actively increasing its presence and market share in the U.S. and globally through the affiliation of new franchised offices and firms. In 1996, it experienced dramatic growth in its existing operations as well as in renewals and new franchise sales, increasing System gross closed commissions (GCC) for new offices by 133% over GCC for offices opened in 1995, while adding international franchises in more than 20 countries and territories worldwide.

Technology

Utilizing 21 Online , a proprietary computer network over America Online^®, the CENTURY 21^® System effectively communicates with participating brokers to distribute corporate generated leads, corporate and industry news and information, training and marketing materials. Brokers and agents use this same network to send and receive referrals.

CENTURY 21^® Communities ,public area on America Online, is a comprehensive source of information about hundreds of communities across North America. CENTURY21.com gives consumers access to the CENTURY 21® System’s Web site, where they can easily find offices, property listings, and corporate and industry specific information.

PowerPak 21® is a software package designed especially for the CENTURY 21® System, providing brokers and their agents with tools to increase productivity, from managing listings to leads management and appointment scheduling.

CENTURY 21® Television is a weekly news and education satellite network. It airs segments regarding various real estate topics concerning the industry and the CENTURY 21® System.

Brand Extensions

CENTURY 21 Fine Homes & Estates® provides a specialized brand to market luxury properties with exclusively-designed marketing materials and specific worldwide advertising in magazines that target an upscale market.

CENTURY 21 Recreational Properties markets homes used primarily for recreational purposes, such as ocean-side condominiums and weekend and retirement hideaways, and advertises in recreation-oriented publications that target specific lifestyle activities.

CENTURY 21 Commercial® Investment Network markets commercial and business properties throughout a nationwide network of CENTURY 21® offices and enrolled members who specialize in the commercial market.

CENTURY 21® Preferred Client Club

A customer loyalty program designed to help CENTURY 21® sales associates maintain consistent and strong relationships with customers for retention and lead generation purposes. All members receive a five-year subscription of At Home with CENTURY 21®, a magazine that offers consumers lifestyle features and tips on a variety of topics regarding home ownership.

Preferred Alliance Services Program

Provides brokers and agents with the opportunity to generate additional core real estate business by marketing home-related products and services of top companies, including AT&T and ADT Security Systems. This program offers consumers, brokers and agents convenient access and cost-savings, as well as a creative, alternative means of marketing CENTURY 21® real estate services.

The CENTURY 21® System markets real estate books through Dearborn Publishing, another Preferred Alliance partner. The current book series consists of guides to buying a home, inspecting a home, and choosing a mortgage, with more titles to follow this year. They are available at bookstores to help consumers buy, sell, maintain, and enjoy their homes.

MillWard Ad Tracking Study: Source: 2007 Ad Tracking Study. The survey results are based on 1216 online interviews with a national random sample of adults (ages 25-54) who are equal decision makers and who have bought or sold a home within the past two years or plan to purchase or sell a home within the next two years. Brand awareness questions are based on a sample of 1216 respondents with a margin of error of +/- 2.4% at 90% confidence level. The study was conducted between February 19th - October 7th, 2007 by Millward Brown, a leading global market research organization.
